NOHOA Documents

Our neighborhood is a planned community set up by the developer as the North Orange Homeowners’ Association (NOHOA). The NOHOA is responsible for maintaining our common areas, managing the NOHOA finances, and administering guidelines based on our governing documents. The NOHOA’s purpose is to protect, maintain and preserve the high-quality nature of our neighborhood and our property values.

Each homeowner is a member of the HOA. Our HOA includes all homes and condos off of Abbott Downing and Overland Trail – from Park Place to Slate Creek. Our common areas include various green spaces throughout the community.

A copy of the NOHOA Declaration of Covenants, Conditions & Restrictions was included in each owner’s closing documents.  These legal documents are also filed with the state.  Changes to these documents require 75% approval of the owners in the HOA. 

​

The NOHOA Board also uses and regularly updates our NOHOA Rules and Regulations.  This document is a guideline adopted by the Board governing the use of common elements and neighborhood aesthetics.  In here, you will likely find answers to most NOHOA questions.
